Construction Management - The New Way Forward
There seems to be a certain type and size of job that warrants a different approach than the usual way of engaging a Main Contractor. Many clients are now choosing to go down the Construction Management route by engaging a Project Manager who can take on the overall control of the works and work packages. If they can find a company who will take on this responsibility, control the budget and act as Principal Contractor under the CDM legislation, they could save up to 10% of the construction cost. Senior Projects have a proven track record in this field with many satisfied clients.
Alken Engineering - Hayfield, High Peak
Alken Engineering were looking to expand their successful engineering facility. They had already investigated the traditional route of appointing a main contractor and to that end had sourced competitive tenders. It was at this stage that they contacted Senior Projects with a view to trying to find a more competitive way of completing the works.
Senior Projects carried out an initial assessment of the works and prepared documents required to allow the process to move forward. A cost analysis of the works was carried out, and after close analysis it was agreed to proceed with the appointment of Senior Projects as Project Managers for the works. In addition to this Senior Projects also appointed to ensure all Health & Safety requirements as required under the current legislation were complied with. The works were managed closely with appointed works contractors working to strict programme timescales & quality constraints. Whilst this allowed the client to step back from the works, this did not exclude them from the ongoing process so ensuring they received the building they wanted.

“We urgently needed to double the size of our factory by 1600m2 and increase our manufacturing output. We’d had prices back in the region of £1Million but I didn’t want the constraints of working with a main contractor or to pay excessive profit for elements of work which I knew we could control ourselves.
Using Senior Projects was the ideal answer; they project managed the Job from start to finish and took care of all the health & safety aspects. They controlled the budget, and including ‘fitting the building out’ ended up costing approximately £750K.

Great Bear Distribution - Broadway Oldham
Senior Projects were approached by Great Bear Distribution in respect to a £2.5m planned storage & distribution centre development that they required for a new client in the North West. The project was for the fitting out of a 183,000 square foot warehouse space and formation of 5,000 square foot of offices. During initial discussions the client explained their brief, which was that the new facility had to be completed, up & running and available for in house training and a go live date of early November 2009. Great Bear were looking for a Construction Management company who could take overall control of the works, take on the role of Principal Contractor under the CDM Regulations, and work as part of their project team.
A close relationship with Great Bear and their client was established and maintained throughout the project, which involved regular project meetings to discuss all matters relating to the works. In addition to managing the works on site, Senior Projects also provided quantity surveying services in covering monthly valuations & certification of sub-contractors accounts in line with set out client budgets.

“We’re a specialist company and we needed someone who could take on a construction management role and act as principal contractor to fit out our new warehouse in Oldham. We had a fairly clear idea of our own specialist requirements and felt that to take on a normal main contractor and pay them a whole slice of margin on top, just didn’t make financial sense.
